ZELIENOPLE ZONING HEARING BOARD

The Zelienople Zoning Hearing Board will hold a public hearing at 7:00 PM on Wednesday, September 23, 2020, in the Zelienople Municipal Building, 111 W. New Castle St., Zelienople, PA 16063, to review and shall take action on the following requests:
ST. PETER’S REFORMED CHURCH
Applicant is requesting a Variance to Section 902-3-C and Section 902-3-D of the Zelienople Zoning Ordinance, 779, as amended, prohibiting internally illuminated sign, and permitting only manual changeable copy sign that does not exceed fifty percent of the authorized sign area. Applicant is proposing to replace the existing sign with an LED lit electronic sign. The Church is located at 320 East Grandview Avenue. It is zoned R-4/C-2 Mixed Use District.
AMANDA AND SHANE DIETRICH/BRIAN J. COX
Applicant is requesting a Variance to Section 1303 Additions and alterations to non-conforming structures and Section 603-5.4 Lot, Area and Dimensional Requirements of the Zelienople Zoning Ordinance,779, as amended, allowing the applicant to construct an addition exceeding 25% of the existing building that will be located approximately two feet from the side yard instead of the required five feet. The Home is located at 314 East New Castle Street. It is zoned C-3, Urban Residential Zoning District.
Anyone wishing to speak for or against this request for a variance should be present at this meeting. Zelienople Borough shall limit attendance for this meeting at ten (10) persons, to include: Board Members; Solicitor; Support Staff; Applicant and Any Experts; and the Public. All attendees must wear a mask while in the Zelienople Borough Municipal Building. A social distance of six (6) feet shall be maintained between attendees at all times. If you are ill, showing any known symptoms of Covid-19 within the 72 hours prior to this meeting, or have been in contact with anyone diagnosed with Covid-19 within the past fourteen (14) days, please do not attend. Written comments shall be accepted no later than forty-eight hours prior to the Hearing, shall be submitted to the Borough Zoning Officer at that office in the Borough Building and will then be made a part of the record at the Hearing.
